Our role is to examine the title to the property and to close the transaction in accordance with your contract and/or your lender's loan instructions. We will review those matters disclosed by the public records which affect the title to the property, pay off any liens or encumbrances against the property and record the new documents as required by your transaction. We will prepare the HUD-1 settlement statement and other loan documents upon receipt of the loan package from your lender. At the closing, we will explain those documents to you and supervise your execution of those documents. After closing, we will complete the requirements to obtain title insurance policies for you and/or your lender. We look forward to working with you and we will do our best to handle your transaction to your satisfaction.
